How long have you managed properties?

Goodhaus is backed by a team with a combined 20+ years of experience across residential property, leasing and property management. We have a strong understanding of the Canberra market, giving you the confidence that your investment is in good hands.

How many properties do you currently manage?

We deliberately maintain a considered portfolio so our property managers can give each property the attention it deserves. We’re focused on quality over quantity, rather than managing as many properties as possible.

What are your management fees?

Our management fees are simple and transparent, with no surprises. We’ll talk you through our fee structure upfront and tailor our service to suit your property and needs. You’ll always know what you’re paying for and what you’re getting in return.

How do you screen tenants?

Finding the right tenant starts with attracting the right applicants. We market your property thoughtfully, conduct inspections ourselves, and assess applications carefully before making a recommendation based on the applicant’s overall suitability.

What checks do you run on applicants?

We verify the information provided in an application and assess an applicant’s rental history, employment and income, identity and references, along with relevant tenancy databases where appropriate.

What is your average vacancy time?

Our current average vacancy time is 8 days on market.

Our goal is to minimise vacancy without compromising on the quality of your tenant. We actively manage the process from pricing and marketing through to inspections and applications to keep things moving.

What is your tenant eviction rate?

Our focus is on selecting suitable tenants from the outset, which helps reduce avoidable tenancy issues. If a tenancy issue does arise, we address it early, communicate clearly and work towards a practical resolution.

How do you handle maintenance and repairs?

We assess the issue, determine what needs to happen and coordinate the right tradesperson, keeping you informed throughout. We also use Tapi, which allows tenants to troubleshoot certain issues themselves, including after hours. This helps resolve maintenance issues faster, reduces unnecessary call-outs and can save owners money.

Who pays for emergency repairs after hours?

The owner is generally responsible for authorised repairs and maintenance to the property. For urgent repairs, we act quickly to protect the property and the safety of the tenant, within the authority provided to us. We’ll keep you informed and ensure any costs are handled transparently.

How often do you inspect the property?

The first routine inspection takes place 8 weeks after the tenancy commences, followed by inspections every 6 months.

We use inspections to look beyond simply checking the condition of the property, identifying maintenance issues early and making sure the property is being properly cared for.

How do you collect rent and pay owners?

Rent is collected electronically and we follow up any arrears promptly. We use PropertyMe to manage your property and provide clear owner statements and regular updates. Owners also have access to the PropertyMe app, giving you visibility over your property and allowing you to monitor updates wherever you are.
