EMERGENCY MAINTENANCE PROCUDURE

Should you experience an emergency maintenance issue outside office hours that cannot safely wait until the office reopens, please follow the steps below:

 

1. Assess the Issue

  • Check if the problem is classified as Urgent Maintenance (see list below).

  • If safe and reasonable, take steps to prevent further damage (e.g., turn off water or power).

 

2. Log the Issue in Tapi

  • Log your emergency maintenance request through Tapi first.

  • Tapi may provide troubleshooting tips to help resolve the issue without needing a tradesperson immediately.

  • Follow any troubleshooting steps provided.

 

3. If Unresolved, Contact an Approved Trade

  • If the issue remains unresolved and is urgent, contact the appropriate tradesperson from the list provided.

  • The tradesperson will assess whether the repair is urgent and whether they need to attend immediately.

 

4. If You Cannot Reach a Tradesperson

  • If a tradesperson on our list is unavailable or does not return your call within a reasonable time, you may choose another suitably qualified tradesperson to attend.

  • Please note: If you arrange a tradesperson and the repair is not deemed to be an emergency, you may be responsible for any costs incurred.

 

5. Notify Your Property Manager

After contacting a tradesperson, please leave a message for your property manager via email or phone with:

    • The details of the issue

    • What steps you have taken

    • The outcome

 

What constitutes URGENT MAINTENANCE:

Under the Residential Tenancies Act, urgent repairs include:

(a) a burst water service

(b) a blocked or broken toilet system

(c) a serious roof leak

(d) a gas leak

(e) a dangerous electrical fault

(f) flooding or serious flood damage

(g) serious storm or fire damage

(h) a failure of gas, electricity or water supply

(i) the failure of a refrigerator supplied with the premises

(j) failure/breakdown of any service essential for hot water, cooking, heating, cooling, or laundry

(k) any fault or damage that makes the premises unsafe or insecure

(l) any fault or damage likely to cause injury to people or property

(m) a serious fault in a door, staircase, lift or common area that prevents or unduly inconveniences access or use of the premises
